What to Know Before You Arrive
Key considerations that affect your timeline and planning.
Pattaya's reputation doesn't tell the whole story
Pattaya is famous for its nightlife and adult entertainment industry. This reputation overshadows the fact that large areas of Pattaya are ordinary residential zones with families, retirees, and working professionals. Where you live determines your experience—Jomtien, Pratumnak, and Na Jomtien are nothing like Walking Street.
Bangkok is genuinely close
Pattaya is about 90 minutes from central Bangkok by car, and 60-90 minutes to Suvarnabhumi Airport. This makes it practical for people who travel frequently or need Bangkok access. Buses run constantly. Many expats live in Pattaya but maintain Bangkok connections for business, healthcare, or social life.
The expat community is large and established
Unlike Chiang Mai's transient nomad population, Pattaya has a large community of long-term expats, many retired. Expat clubs, sports groups, and social organizations are well-established. This can be welcoming for newcomers but also means established social dynamics. The community skews older than other Thai destinations.
Beach quality varies significantly
Pattaya Beach (central) is not particularly clean or pleasant for swimming. Jomtien is better. Na Jomtien and beaches south are nicer still. If beach quality matters, research specific areas carefully. Many residents use pools rather than beaches, or travel to nearby islands (Koh Larn) for beach days.
Neighborhoods & Areas
Pattaya stretches along the coast with distinct zones. Central Pattaya around Beach Road and Walking Street is the tourist/nightlife core. Pratumnak Hill between Pattaya and Jomtien is quieter and upscale. Jomtien is a calmer beach area popular with long-term expats. Na Jomtien further south is developing with new condos. East Pattaya inland offers space and lower costs.
For detailed cost breakdowns, see the Thailand cost of living guide.
Jomtien
Calmer beach area south of central Pattaya. Long-term expat favorite. Better beach than central. Restaurants, condos, quieter pace. Good value for beachside living.
Pratumnak Hill
Elevated area between Pattaya and Jomtien. Upscale, quiet, ocean views. Near Cosy Beach. Higher-end condos and some houses. Away from nightlife.
Na Jomtien
South of Jomtien, rapidly developing. New condo projects, cleaner beaches. Quieter, more residential. Requires transport but growing amenities.
Central Pattaya
Near Beach Road, Second Road, and Walking Street. Convenient but noisy and touristy. Most English spoken. Not recommended for quiet living.
East Pattaya (Soi Khao Noi)
Inland area with more space. Houses with gardens possible. Lower costs, requires vehicle. Near Sukhumvit Road. Very local feel.
Naklua/Wong Amat
North of central Pattaya. Mix of old and new. Quieter than central, some nice beachfront condos. Sanctuary of Truth nearby. Growing popularity.
Setup Priorities
Key areas to research and plan for when setting up in Pattaya. Each involves tradeoffs worth understanding before you arrive.
Visas & Residency
Pattaya Immigration at Soi 5 Jomtien handles visa matters. Known for being relatively efficient. Popular with retirement visa holders. Same requirements as nationwide.
Efficient immigration office experienced with retirees; can still be busy at month end.
View guideBanking
All major Thai banks represented with branches throughout. Bangkok Bank, Kasikorn, Krungthai common. Beach Road and Jomtien have many branches.
Standard Thai banking applies; many expat-experienced branches available.
View guideHealthcare
Bangkok Hospital Pattaya and Pattaya Memorial are main private options. Good quality, English-speaking staff. Bangkok hospitals easily accessible for complex cases.
Good local care; Bangkok's best hospitals are 90 minutes away if needed.
View guideCost of Living
More affordable than Phuket, similar to or cheaper than Bangkok for housing. Good value for beach living. Tourist areas cost more; local areas offer savings.
Good value compared to other beach destinations; Western lifestyle still costs.
View guideCommon Pitfalls & Misconceptions
Issues that frequently affect expats settling in Pattaya.
- Choosing accommodation based on Pattaya's reputation without visiting different areas
- Living in central Pattaya and expecting tranquility—it's busy and loud

- Not taking advantage of Bangkok proximity for healthcare, shopping, or services
- Underestimating how established (and sometimes insular) the expat community can be
- Ignoring the rainy season flooding in some low-lying areas
- Assuming all of Pattaya is like Walking Street—it's a small part of a big area
